U.S. GOVERNMENT



General Services Administration (GSA) intends to award a succeeding lease for the following space:



State: Oregon



City: Ontario



Delineated Area: City Limits



Minimum Sq. Ft. (ABOA): 4,019



Maximum Sq. Ft. (ABOA): 4,637



Space Type: Office



Parking Spaces (Total):26



Full Term:240 Months



Firm Term:60 Months

Additional Requirements:




  • Prefers standard class A/B office space consistent with local market.

  • Must comply with all applicable building codes.

  • Must comply with accessibility standards as defined in the ADA, ABAAS and UFAS.

  • Must be adaptable to efficient layout as determined by the client agency. The client agency reserves the right to prepare a test fit prior to lease award to confirm adequacy and efficiency of space.

  • Considerations will include:

  • Contiguous space, all on one floor, not separated by common hallways or other areas.

  • No interior ramps.

  • Not more than twice as long as it is wide.

  • Regular shape, free of obstructions that hinder development of efficient space design.

  • Columns at least 20’ from walls and other columns.

  • Must be asbestos-free.

  • Must have no history of water/moisture intrusion or mold growth.

  • Must have NEC-compliant electrical distribution system sufficient to support all electric, data and telecommunications systems requirements and specifications.

  • Must have ASHRAE-compliant commercial grade HVAC system.

  • Must be properly ventilated, code-compliant commercial grade plumbing system to support all break room and restroom requirements and specifications.

  • Potable water supply system (including piping, solder, and fixtures) must meet EPA “lead-free” standard, manufactured in accordance with ANSI/NSF International Standard 61.

  • Must have trap-replenishing (sewer gas-preventing) floor drains in restrooms and mechanical spaces.

  • Must meet the client agency’s physical and building security requirements





Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).

The U.S. Government currently occupies office and related space in a building under a lease in Ontario, Oregon, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.





To be considered acceptable, expressions of interest must include the following information:




  • Building name and address and location of the available space within the building;

  • Rentable square feet available and expected rental rate per rentable square foot, fully serviced;

  • ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and statethe amount (if any);

  • Date of space availability;

  • Building ownership information;

  • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any);

  • Energy efficiency and renewable energy features existing within the building; and

  • List of building services provided.
